Last weekend I got several calls from buyers who were looking at a particular listing on my site.. this listing was priced aggressively low.. the owner was a builder. He had a 4 units available and 2 of them were listed with a c21 agent for $550,000 and the other 2 were listed with a Remax agent for $400,000.. THEY WERE EXACTLY THE SAME.
So I called up the c21 agent and asked him, “what’s going on, how come you are priced $150,000 more than the exact same unit on the other side?”
He said that the builder had asked him to list the properties for an extremely low price to drive traffic and if any offer came in lower than he’d be willing to accept he wouldn’t take it.. the builder still wanted close to $550,000 but was using the $400,000 asking price to create interest” The C21 agent wasn’t willing to go that route.
To my knowledge our real estate board wouldn’t allow this kind of thing so I called my broker and asked.. (I had wanted to do this about 5 years ago in 2009 but my brokerage at the time refused and said it was against the rules)
The answer is.. we can do this now!.. we don’t have to accept an offer that’s higher than the asking price!.. as a matter of fact we can offer your listing at a lower price and encourage competing offers, and if you want, you can turn them all down!!!
